Framework Workstreams

There are two frameworks for Planned Maintenance, one for Direct Award and one for Mini-Competition. Each of the frameworks is broken down into 6 workstreams:


1A & 1B
Planned Maintenance: External and Communal Works
Undertaking of Planned Maintenance to External and Communal areas of dwellings and corporate, commercial or communal buildings including but not limited to Renewal and/or upgrading of pitched and flat roofs; fascias, cladding and rainwater goods; structural works; windows and/or external and communal doors; communal areas, staircase blocks, access lobbies etc., fencing; roads, paving and other hard surfacing; street furniture; drainage and sewage; and Cyclical Redecoration and pre-decoration repairs

2A & 2B
Planned Maintenance: Internal Works
Undertaking of Planned Maintenance to Internal of dwellings including but not limited to Design, Supply, Renewal and/or upgrading of kitchens; bathrooms; central heating and upgrading of boilers; electric Heating Installations; electrical rewiring; and Other planned Maintenance Works

3A & 3B
Planned Maintenance: External, Communal and Internal Works
Undertaking of Planned Maintenance to dwellings and corporate, commercial or communal buildings including but not limited to Design, Supply, Renewal and/or upgrading of kitchens; bathrooms; central heating and upgrading of boilers; electric Heating Installations; electrical rewiring; pitched and flat roofs; fascias, cladding and rainwater goods; structural works; windows and/or external and communal doors; communal areas, staircase blocks, access lobbies etc., fencing; roads, paving and other hard surfacing; street furniture; drainage and sewage; and Cyclical Redecoration and pre-decoration repairs

4A & 4B
Cyclical Redecoration and Pre-Decoration Repairs
Undertaking of Cyclical Redecoration to external fenestration, facades internal communal areas, staircase blocks, access lobbies, communal facilities and the like, Undertaking Pre-Decoration Repairs (including renewals as necessary) to fascias, cladding and rainwater goods including renewals as necessary; structures; to windows and/or external and communal doors; Repairs to fencing and gates Upgrading of communal areas, staircase blocks, access lobbies etc.,

5A & 5B
Net Zero Carbon Works
Undertaking of Net Zero Carbon Works: including but are not limited to: the Installation of Green Roofs; External Wall Treatments, Internal Wall, Ceiling and Floor Treatments; Triple Glazed Windows and External Doors; High efficiency Boilers; Hydronic Underfloor Heating; Air Source Heat Pumps; Solar Hot Water Panels and Cylinders; MVHR’s; Electrical power generation systems – Wind Turbines and PV panels; energy and sustainability saving plumbing and electrical devices; and other Works in association with Retrofit Works

6A & 6B
Passive Fire Safety Works
Undertaking of Passive Fire Safety Works: including but are not limited to: the Installation of Internal Wall Treatments; Fire Resistant Partitions; Ceiling Fire Protection Treatments; Installation of Fire Barriers, Pipe, Duct and Conduit Sleeves; Firestopping; Fire Check Doors; Fire Escape Windows; Upgrading of meter cupboards, ducting etc; Application of fire upgrading and fire retardant coatings to surfaces; Repairs and inspections of fire check doors; Redecoration following Fire Safety Works; Clearance of unauthorised storage in communal areas; and other Works in association with Fire Safety Works
