£300m worth of contracts rolling through Frameworx

Just three years on since its launch, NHMF NPC Frameworx is fast becoming one of the most popular procurement solutions in social housing. The not-for-profit organisation has just hit another significant milestone: £300m worth of works has been procured through Frameworx, so far.

NHMF Frameworx Director, David Miller, tells us more: “It doesn’t seem that long ago that we were launching our solution and going out to tender on our first agreements. To have procured £300m of works in just a few years is an outstanding achievement for all involved.

“It’s also testament to the quality of enquiries we’re seeing from clients, with large contracts being awarded to our Approved Providers across all our agreements, which cover all key repairs and maintenance requirements of the sector: Planned and Responsive Maintenance, Net Zero Works, Passive Fire Works, Consultancy Services, Materials Supply, Heating Services, Estate Services, Communal Mechanical & Electrical and Disability Adaptations.

Value and choice

“When we set up NHMF Frameworx, we wanted to offer value and choice, and these fast results are testament to our solution hitting the needs of the social housing sector.  As a not-for-profit, we’re able to offer a maximum fee of 1.5%, which has a huge impact on costs for both service providers and clients. We’re also determined to bring social value and best practices to the fore, so these are key considerations in any contract negotiations or appointments of providers.

“We currently have 11 live agreements, with three more to be announced imminently for Damp, Mould and Condensation, and new agreements for Responsive and Planned Maintenance aligned with the new M3NHF Schedule of Rates V8, which has recently been released.

“The new schedule of rates has undergone a huge review and significant update, which includes new and modified items, updated labour rates, so it’s the most accurate reflection of market costs and industry standards available.  NHMF Frameworx is the only procurement provider that is aligned with the schedule, and any subscribers to the schedule can procure through Frameworx, so it was extremely important to open up access to these new rates to our clients and providers. It’s been a big hit and we’re looking forward to announcing the results soon.

“We also have further agreements lined up for later in the year, focusing on Structural Repairs & Civil Engineering, Specialist subcontractors, Vehicles and Consultancy.


“When it comes to procuring works through Frameworx, there is a choice of either Direct Award or Mini-Competition open to any contracting authority in England, Wales, Scotland and Northern Ireland.

“Working with Frameworx is all about ensuring we have a comprehensive list of fully compliant agreements that are simple and flexible to use for housing providers and Registered Social Landlords to engage with an expert and committed supply chain, and we’re delighted with the results so far.”
